Welcome to the Roatan Real Estate News Letter-
This months issue - -Computer meltdown -"Fall" is here -"Not in My Lifetime" -Wyndham, ahead of the curve -Keyhole Bay Home sites and Condos soon -Will, Wendy and Susie - "I'm outta here !"
-Computer Meltdown- Well it will is a given that all who have subscribed to this news letter will not receive this issue. After two and a half years where I never had a crash and never turn it off once, my Macintosh, (yep, think different), Power Book G-4 had a hard drive melt down. Like most I had not backed up as much as I should and had not backed up the news letter mail list for the last several months. All I can do is send this out to those who I have an address for, post it on our web site and hope that those who wish it either visit or see it. Sorry folks but as you know technology can both the best and worst friend you have. Without it not sure how I would function, (my wife calls my lap top "Makita, the other woman"), but certainly can frustrate on occasion. If you see this letter on another venue and did not get it delivered to your normal address please resubscribe. Thanks and I again I apologize.
-"Fall" seems to have landed on the island. Our nights have been pleasantly "cool", (no need for a/c" and the guava are on the trees, (remember it used to be apples). We are getting periodic rains at night which is the sure sign, but a welcome change to a degree. I personally look forward to the "rainy" season. A period of time where no sun glasses are needed and I the best part is that there will be no snow to shovel. It is a quiet time on the island. The summer vacations are over, kids back to school in the states and few island visitors, (though numbers are way up), than much of the rest of the year. Pleasant actually. Went for a swim a couple of mornings ago and felt like I was the only person on the island. Nice, change of pace. Those who like the quiet may wish to keep this in mind next year.
-"Not in my Lifetime" - Wow, sure set off a firestorm of controversy with those four words in my last news letter that was posted on the Roatan/Yahoo chat group. Someone by the name of Barry, (believe it was), decided, I guess, because I sold real estate that I was some uncaring environmental hazard, because I said that the population of this island would not exceed the island's ability to handle the growth in my life time. Because of the previously mentioned computer meltdown I was unable to really join in on the chat, that really got out of hand, and went to global warming and various other issues. Well Barry, in case you are reading, I am not some one that wishes environmental problems here or anywhere, (in fact lean the other direction) and in fact know few other real estate people who do. This is our home, know it's limitations and our responsibility to nature to coexist. Real estate people are out their making a living like most and the good ones wish to serve their clients above making the sale in that serving your clients you usually take a longer look at things which all but always create more sales. I have striven to be a good citizen and good neighbor while this country allows me the privilege of being here. There is no doubt that growth anywhere needs to be handled in a responsible manner and do not think that few on the island wishes any different. Are there infractions, certainly. Do people do things they should not- absolutely, but let's face it, until you can get 100% of the people on the planet to be responsible at all times, (good luck with that one), there will be harm to the environment. There are too many that are not aware of the damage done do to lack of communication and education. There are developing countries all over the world that are out there belching smoke and pollution and bottom line is that it will take the efforts of many to accomplish or even slow down the damage being done. So thank you Barry for the heated exchange, though a bit misdirected and presumptuous, that may play a small part in accomplishing more awareness.
Wyndham.........ahead of the curve- Seems that, although the formula has been used by individuals for several years, the chain type flag ship hotels have taken notice and projects have taken off. Although varied complex by complex, seems that Wyndham and their support of the "VIVA Wyndham Roatan" project are right in stride with the rest of the hotel industry. The following is an article that was in the St. Petersburg Times last week ......an interesting read on shapes of things to come. Nice that this island was not the last but one of the first to generate this program. Good stuff. Nice also as you will read that developers are taking interest in this type of situation.

The developer is here on the island now for the Wyndham project with architects for the project and for Wyndham staking out buildings to make sure that all this low density, high quality complex. Wyndham International at this stage feels that Roatan may be one of the finest complexes that they have world wide and are very excited about the project. There is a lot to do before construction start, but we are plugging away at it and things are good.
If you want more info on this project, which is a resort condo project for rental income and a great place to vacation visit these links and/or drop me a line. http://www.roatan-realestate.com/listing.php?id=134 http://www.roatan-realestate.com/listing.php?id=161
Keyhole Bay- As mentioned in the previous news letter, Keyhole Bay is now a Roatan Real Estate exclusive. Part of the Multiple listing / Realtors group here on the island, they make steady and regular progress daily. There sales center is now up and functioning and if you are on the island you really need to stop in and see this. What will be the finest planned community in the West Bay area, this community will have a neighborhood feel and will be quality throughout. I would think by the next letter, I will have information on their condominiums that will also be done in the same quality standards. Please visit my site here for additional information on this great island project- http://www.roatan-realestate.com/listing.php?id=168
Will, Susie and Wendy- Almost always in life you "juggle". Work, family, community, church,.....the list goes on. On the time line of life some aspects end up getting more attention than others. Sometimes you "juggle" too many things and if you are not careful the things you juggle can start to fall. With real estate a very time consuming situation as a broker, an agent and administrator and the industry here seeming to continually gain speed, I felt it best to start the process of a more specialized environment in my office/business and life.
After considerable search and consideration I am happy to announce and would like to welcome Roatan Real Estate's new General Manager, Will Aguilar. Will is from the nations capital, Tegucigulpa and was instrumental in setting up the "cadastral" survey system on the island which basically is a transmission of set points to a satellite which then allows photos of specific boundaries for each individual property on the island to be transmitted back to the island and recorded and altered at property is developed here or changes hands. Will is a "techy" sort that has considerable experience in the IT industry both in this country and in the U.S. He is what I consider a bit "bi-cultural" in that he has lived in both countries and is fluent in English and Spanish. He has joined us as of October 1st and believe he will be a great asset to our company. I take this opportunity to welcome Will and his lovely bride Gloria who will both be welcome additions to the island.
Roatan Real Estate would also like to welcome both Susie Ebanks and Wendy McLaughlin to our sales staff. They both will be participating in a new "Realtor Apprenticeship Program" that I have initiated here for our company. Both ladies are islanders, both having spent considerable time in the U.S. They will go through a training period with Roatan Real Estate and learn the industry for a period of time and will help staff our office and the sales office at Keyhole Bay project while doing such.
"I'm outta here !"- We have just celebrated our second year in business and grown we have. It basically start out with just myself and now counting sales and office staff we number seven. During the past two years there was great joy in watching the Realtors Group form, initiate our relationship with the U.S. Realtors Association, and go through the tough beginnings that all start up businesses have. Nancy and I are very close to our five year mark on the island and are happy to be here. With that said, it has been a tough work schedule for the last two years and nancy and I are headed out for a weeks vacation off the island to an undisclosed central American location, (yep not even bringing Makita with). I will have an "auto responder" answer emails for me and any real estate inquiries will go directly to Will in the office who will send them to sales staff so you are taken care of.
Thanks for reading and will be with you again next month.
