Yes, a very keen observation indeed. Alas neither you nor I are the first to have noted the likelihood of this space opening up... there are several others with whom I spoke that are biding their time over the Palm's spot.
It's a very interesting situation, I must say.
I think I'm going to follow the advice of my friends and relatives who have lived in La Ceiba for years - and that is: proceed slowly and with much caution. As a result, I expect to be hanging around, enjoying the city and getting to know more about things for a period of time before purchasing or leasing any space.
As much time as I have spent in and around La Ceiba, I must humbly admit that I have MUCH yet to learn about the business environment.
